How it is calculated

  1. BSD = 1% of the first $180,000, 2% of the next $180,000, 3% of the next $640,000, 4% of the next $500,000, 5% of the next $1,500,000, and 6% of the rest for residential property (5% for non-residential property).
  2. ABSD = the rate for the buyer's profile and the number of residential properties owned, × the price or market value. BSD and ABSD are rounded down to the nearest dollar, with a minimum of $1.
  3. SSD = the rate for the holding period × the selling price or market value. For homes bought on or after 4 July 2025, the rates are 16%, 12%, 8% and 4% for up to 4 years; for homes bought from 11 March 2017 to 3 July 2025, 12%, 8% and 4% for up to 3 years.
  4. Lease duty = 0.4% of the total rent for a lease of 4 years or less, or 0.4% of 4 times the average annual rent for a longer lease. No duty is payable if the average annual rent is $1,000 or less. It is rounded down to the nearest dollar, with a minimum of $1.
  5. Not included: ABSD remission for married couples, ABSD for developers and trustees, SSD on industrial property, and mortgage duty.
